Today I came to Danny’s Evanston rental property because the furnace stopped working. It was explained that atco gas was called and they said the inducing motor has failed. Upon inspection of the 12 year old, builder grade furnace, I can see that this is the case. The inducing motor must be replaced before further testing of the system can occur.
March 29, 2025:
Arrived to replace furnace with 100kbtu Goodman.
Removed old unit, levelled and placed new unit.

Repiped 1/2” black iron gas, leak checked. Set working pressures 1.9-3.5”wc

Today I came to Jonas’s Walden home to evaluate his hot water system for better efficiency and lower utility bills. Jonas has explained that his utility bills are very high even with solar panels helping to produce his power. Upon inspection of the home and the mechanical room equipment, I can see the furnace is high efficient and replacing it would make little to no difference in the utility costs. The electric water heater however consumes a large amount of electricity and will be the biggest contributor to his utility costs in the home. I also saw there is no water pressure regulator on his main water supply and no water softener. The higher the water pressure, the more water is used which will result in higher utility bills and more ware and tare on the plumbing system. Hard water negatively affects everything in the home that uses water. Today I came to AJ’s Bearspaw area home to perform the annual boiler system inspection. AJ has also asked that I look at the steam humidifiers as they have not been serviced on many years.
Family plan boiler system inspection:
Upon inspection and maintenance of the 10 year old system I tested and adjusted the boiler, heat exchanger, ignition and flame rectification systems, venting and gas lines. Checked all pumps and zone valves, piping and controls. Check air elimination devices and expansion system. Tested glycol levels, hydronic feeder, and general system operation. The system is in fair condition. The under slab system pump is over amperage indicating internal ware and possible failure in the near future. The domestic hot water pump is working well within manufacturers specifications as are the zone valves, air vents, controls, and expansion system. The boiler fan is very loud indicating impending failure and there is a bang noise when the boiler fires up meaning the heat excha

Today I came to Dennis’s Christie Park home because there is a leak in the basement around the basement bathroom. Dennis has shown me the basement floor torn up and a toilet shut off. Dennis started to paint the basement and found the floor and walls were wet. He traced the issue back to the toilet and shut it off. He was also concerned that the under slab heating might be leaking. Upon inspection of the system I found the axiom feeder has not been pumping and has not needed to be filled up. This means the underslab is not leaking.

I attended Lesley’s shawnessy home to perform a plan service on her furnace. The furnace is working well without any issues. However, I did notice that she doesn’t have a humidifier, there is no mold mitigation above her ac coil. She has a new tankless and since she doesn’t have a water softener it should be flushed every year. She also showed me the hookups for her washing machine and the valves are starting to leak. Premature failure of faucets and shut off valves can be prevented with a water softener.

Today I cane to Mandy’s Scenic Acres home to evaluate the sanitary sewer after a back up in the kitchen and bathtub. Mandy has explained that another company came to augur the line and found clay. Becuase clay does not belong in a sewer system, the plumber recommended a camera inspection to find the problem, and quote for repair. Upon camera inspection from the kitchen clean out in the basement, I found the line is full of sewage up to 12 feet from the clean out. There is a very difficult spot to pass with my camera at 4 feet and was even harder to retrieve indicating yet another problem. The only solution to a pipe belly is to excavate and replace the 12 foot section of pipe. Mandy will review the options with her family then make a decision on how to proceed.

Today I came to Lutfor’s Taradale home because the furnace stopped working overnight. Upon initial inspection I found there is no power to the furnace. Lutfor looked up and found the furnace power switch was off. He had contractors in developing that basement yesterday and we believe they turned the power off. Once he turned the power on, the furnace fired right up. I recommend the furnace be tuned up after the renovations are done next month. Lutfor will call when he’s ready for the tune up.

Today I came to Liesl’s Hawkwood home because she is getting quotes to replace the poly b piping in the home. Liesl has explained that she and her family have lived in the home for 25+ years and have only ever experienced 1 water line leak in the mechanical room. Liesl and her husband are looking at downsizing and have been advised by their realtor that they should at least look at replacing the piping system. Upon inspection of the 2171 square foot home built in 1989 I found there are 2 bathrooms on the upper level, kitchen, laundry, and a 2 piece bath on the main floor, mechanical and 3 piece bath in the basement. The main water supply line was just replaced via trench less pipe bursting and a water pressure reducing valve was installed.

Today I came to Dianna’s Elgin home because the water heater isn’t keeping up and she wants to replace it with a tankless water heater. Upon inspection I can see the water heater is original to the home and is 23 years old. The water pressure in the home is too high at 83 psi. The ideal working pressure in the home is 60 psi. The water softener no longer functions and the water tank is full of sediment. The furnace is leaking at the exhaust collar and from the condensate trap. The trap needs to be replaced and the furnace should be tuned up.
Today, March 26 2025, we returned to install the new water heater, water softener, pressure reducing valve, perform the furnace tune up, and replace the furnace condensate trap. The water heater, softener and pressure reducing valve were installed and commissioned without issue.

The building is for sale and the want to properly install an intake air from the boiler to the outside wall of the building. Mark has shown me a makeshift vet that needs to be completed. I have submitted my quote for Mark to approve.

Today I came to Jen and David’s Aspen home because David has explained that the pool forced air system doesn’t appear to be blowing much air. Upon inspection of the Life Breath heat recovery ventilation system, I found the unit has not been maintained. The 4 air filter were last replaced September 5 2017. This must be done every year. The heat recovery code must also be cleaned every year. The core unfortunately has been built into the system and can not be removed to clean because the shelf above holding the pool equipment was built in the direct centre of the core. The only hope is to clean the core in place and use the system drain (which is not connected under the unit) to drain the water away. If this is not successful, the shelf post will have to be removed however I do not believe the shelf will hold its contents if its main support beam is removed. Once the system has been cleaned, it can be tested. The filters are a custom size and are not in stock in town.
