Tech went back out to re-quote well water treatment system. Well tech was on site. Tech noticed a few major concerns one the hot water heating system for the in floor heating is extremely old leaking slightly and is kettling very badly. This system is a flood risk and should be replace soon.
Tech also noticed the furnace is getting quite old as well. I was making loud grinding noises when it started up. This is a sign. Some of the motors are starting to wear out, causing permanent and parable damage to the system as a whole. Tech made a few options and email client.

Today I came to Norm’s Woodlands home because the furnace stopped working yesterday. Upon diagnostic of the 18 year old system I found it is in relatively good condition. Of first inspection I found the furnace was exhibiting error code 31 indicating a safety limit switch has tripped. On further investigation I found the blower limit switch tripped and did not reset. This switch needs to be replaced. Once I bypassed the switch I was able to test the rest of the system. The inducing motor has slight bearing ware but remains under amperage specifications. The flame sensor, ignition system, gas valve, remaining limit switches, control board, and blower motor, are all working well within manufacturers specifications. The system is quite dirty and should be cleaned. The ultra violet air purifier has failed. The humidifier works however too much water is flowing through it indicating a failed solenoid valve. Today I came to Harold’s Shawnessy home to perform the annual family plan furnace tune up and inspection. Clearview installed the furnace and humidifier just less than 1 year ago. Harold has also explained he has some plumbing issues to look at in the upstairs washrooms.
Family plan furnace tune up and inspection:
Upon tune up and inspection of the 1 year old system I tested and adjusted the gas valve, burners, gas pressure and temperature rise. Pulled and cleaned the flame sensor. Tested ignition system, inducing motor and assembly, blower motor and assembly, heat exchanger, humidifier, static pressures, tested and tightened all electrical connections, all safety switches and control board. The furnace is in very good condition. All components are working well within manufacturers specifications. The system is very clean and Harold changes the filter monthly. Aside from indoor air quality improvements, the furnace requires not additional work at this time.

Today I came to Rona’s Priddis area home because the boiler system stopped working approximately 1 month ago. Upon inspection of the system I found it is not running and giving error code f9. This typically refers to a failing fan. I also found that the system is low on pressure. I found the axiom hydronic feeder no longer functions properly and needs to be replaced. I have offered to perform a full system diagnostic to determine the exact cause of the system failure. Because the home is for sale, Rona would like to call the installation company to see if she can get the work done under warranty and will let us know if they can not perform the repairs at which time we can return for the diagnostic.

The first tech never should have installed the frost free tap as it could not be installed properly. I feel the cost was not necessary. if he would have been honest he could have saved us hundreds of dollars.

Today I came to Blair and Mechelle’s Chaparral home to evaluate the aged heating and domestic hot water system. Blair has explained that the furnace is original to the home that was built in 1999. Last year he had issues with the furnace and this year, due to age, he is thinking of replacement rather than repair. The home is almost 1400 square feet. Has 1 furnace, 1, 1999 water heater that serves 1 zone of under slab heating, and 1, 5 year old domestic water heater. The water softener was installed approximately 2 years ago and remains in good working condition at this time. Blair has no issues with hot water but has concerns about the under slab tank. I performed a heat load calculation of the home and found it requires 56610 btus to properly heat. A 60000 btu furnace in combination with the under slab heating system will more than suffice.

Today I came to Louis Cranston home because he has questions about the water softener, and the boiler / hydronic heating system is due for a yearly inspection.
Louis has explained that he is going on vacation and wants to know how to put the water softener in vacation mode while away. The softener installed in the home is a smart unit. It monitors the water usage. This means it will not perform a regeneration unless the water is being used in the home. This negates the need for a vacation mode.
Boiler inspection:
The boiler was originally installed in December 2023. After multiple problems with the boiler itself, the boiler was replaced under warranty on April 4 2024.
Upon inspection and maintenance of the 1 year old system I tested and adjusted the boiler, heat exchanger, ignition and flame rectification systems, venting and gas lines. Checked all pumps, piping and controls. Check air elimination devices and expansion system. Tested hydronic feeder, and general system operation

Today I came to David’s Montgomery home to perform the annual family plan furnace tune up and inspection. The home is only 4 years old. Clearview performed some air conditioning repairs and full system duct cleaning just over 1 year ago and the system remains clean at this time.

Upon tune up and inspection of the 4 year old system I tested and adjusted the gas valve, burners, gas pressure and temperature rise. Pulled and cleaned the flame sensor. Tested ignition system, inducing motor and assembly, blower motor and assembly, heat exchanger, humidifier, static pressures, tested and tightened all electrical connections, all safety switches and control board. The furnace is in excellent condition at this time with no further work required. There is no indoor air quality system to take care of mold, bacteria and viruses.

Today I came to Nathan’s Queensland home and met with his mother Helen to discuss a sanitary sewer problem. Helen has explained that the home is conditionally sold. The buyer had the home inspected and a camera inspection if the sanitary sewer was performed. The inspection found there is a pipe belly / dip, and tree roots in the line. Helen has said that Nathan needs a quote to repair or replace the sewer as a condition of sale for negotiation. Either Nathan will replace the sewer, or reduce the cost of the home sale.
Upon camera inspection tidal from the basement bathroom clean out, I found there is in fact a pipe belly / dip that starts 30 feet from the clean out and extends to approximately 38 feet in the backyard. Past this the pipe transitions to a clay piping system. This clay pipe has multiple pipe breaks allowing misalignments and root intrusions. Luckily, all the breaks and roots in the clay pipe are on city property and the city of Calgary is responsible to repair that sect

Today I cane to Ken’s Sienna Hills home to perform the annual family plan furnace tune up and plumbing inspection. Ken has lived in the home for almost 3 years and wants to make sure the system are properly maintained. Ken has also shown me a leaking humidifier on the main floor furnace, and uv air purifiers that no longer work.

Upon tune up and inspection of the 25 year old system I tested and adjusted the gas valve, burners, gas pressure and temperature rise. Pulled and cleaned the flame sensor. I have reviewed the 2 estimates from the competitors that you provided. The first (less expensive) option uses a navien boiler. Navien is a good brand and is the same as the combination boiler I quoted. This boiler however is a straight boiler that does not provide hot water on demand or endless hot water. The boiler will use your existing indirect tank and will need to keep the tank hot 24/7 which will cost you more in utilities when compared to the combination boiler which will only turn on when you are using hot water. This will also cost more when the tank needs to be replaced. The warranty of 5 years parts and labour is half what I offer at 10 years. They are also quoting to replace the existing fan coil unit. While these do fail, it is rare and the existing fan coil could easily run another 10+ years. The magnetic hydraulic separator is only required when the installation consists of metal and primary iron piping which it will have none when replaced making it unnecessary. And la

Today I came to Shadi’s Aspen Woods home because there have been reports of a stomach illness over the past few months and Shadi believes it is a problem with the water softener. Shadi has explained that when water from the kitchen faucet is allowed to dry on the dark kitchen countertop, it leaves behind a white residue and she thinks this is the cause of the illness. Upon inspection of the softener / water filtration system I found the kitchen sink, hose bibs, and 1 other water line was intentionally plumbed to be hard water by the home builder as is standard with any water softener install. The white residue is hard water from the city. The correct way to install a water softener is how it has been installed and it is considered incorrect to run softened water to the kitchen faucet and hose connection because the potential for sodium to enter the water. Today I came to Amanda and Kham’s Panorama hills home because the furnace stopped working. Upon diagnostics of the 27 year old system I found it is in poor condition. The spark ignition module has failed and must be replaced. The combustion mechanical door does not open fully every time and stops the call for heat. These are no longer made and must be bypassed. The blower motor has over heated at least once. This caused the internal liquified grease packs to pop and leak out of the motor indicating impending failure. The humidifier runs water through it 365 days a year 24 hours a day regardless of a call for humidity or furnace function.
After diagnosing the furnace I checked to see where the humidifier was draining. On the back side of the furnace there is another water heater that serves under slab heating. Upon inspection of the water heater I found that it is 12 years old and at its life expectancy. The water softener has not been working, has no salt, and is full of water indica

Today I came to Michael’s Woodbine home to perform the annual family plan furnace tune up and inspection on both furnaces. The main floor furnace was replaced last March and the second floor furnace was installed in January 2010.

Today I came to Matt’s Copperfield rental property because the furnace stopped working. Upon diagnostic of the 2-3 year old system I found there was no power. I tested power coming into the furnace and found 120 volts but there was no power to the control board. After a more extensive search I found the ultra violet air purifier had failed and was stealing the 24 volt power from the control board. This caused no power to the control board and therefore no heat. I disconnected the purifier and the furnace fired up. We can leave the purifier disconnected and there are no issues, or we can replace the purifier. I tested the furnace for 10 minutes without fail. The furnace does require a tune up yearly to maintain manufacturer warranty. After speaking with Matt over the phone, he decided to just do the travel and diagnostics today. We also decided to remove the wiring for the air purifier so it doesn’t accidentally get hooked up again in the future. Matt is happy with my service today.
