Nicole is out due to a leak in the basement. Tech went out had a look informed client we would have to perform a leak search and quoted work. Client approved tech cut a hole in the basement ceiling just below the main floor washroom. Tech found there is considerable mold. This has been leaking for quite some time tech found the main floor toilet appears to be leaking. Tech cannot confirm whether it is the wax seal the toilet itself or potentially the flange tech informed client and made a few options. Client is going to get restoration company out first and to stop using the toilet after they’re going to call their insurance and then go from there. Client thanked us for coming out. Tech has provided client with a few options as well as a poly B replacement quote and duct cleaning quote as some of the water from the toilet has gotten into the duct.

Today I came to Darsey’s Dover home to perform the annual central air conditioning system inspection.
Air conditioning system inspection:
Upon Ac inspection and service of the 11 year old system I tested temperature drop, relative humidity, air flow, motor and fan, compressor, capacitor, contactor, evaporator and condensing coils, refrigerant levels, and general system operation. The system is in fair condition. The compressor and fan are working well within manufacturers specifications. The refrigerant levels are slightly low and the capacitor is rusted indicating impending failure.

Today I came to Bob and Lorna’s Huntington Hills home because the furnace is not working. The furnace was tuned up on May 28 2025 after which Bob and Lorna went away until last night. Upon inspection I found there was no power to the system. Bob explained he’s checked the breaker and thermostat and they both appear to be working. Upon further inspection I found the ceiling disconnect was turned off. Bob and Lorna have stated they do not touch that switch and it is presumed that the previous technician that was out less than a week ago had forgotten to turn the unit back on. I turned the power back on and the furnace fired right up.

Today I came to Graham’s Scenic Acres home he used tje air conditioning system is not turning on. In March of this year Clearview installed a new thermostat with equipment interface module that controls the heating, cooling, and humidification system. Upon inspection I found the wire to control the ac was on “y2” instead of “y”. This will stop the call for cooling to get through to the furnace and the ac system. I switched the wire from y2 to y and the ac system started right up. Graham is happy with my service today. No warranty on the furnace or ac system.

Today I came to Daniela’s Panatella home because the tankless water heater stopped working. Upon inspection I found the tankless is given the error code indicating a blocked vent. I went outside and could hear birds chirping from the vent. The birds have plugged the intake vent. The unit will run for now with the door off. Daniela will call a wildlife officer to humanly remove the birds nest.
I have explained to Daniela that a plugged vent is not warranty. Any calls out to the property in the future that are caused by a venting issue will be charged for.

Today I came to Margaret and Don’s Hamptons home to perform the annual ac system tune up and inspection. The furnaces, water heater, water softener, and air purifier, were all installed by clearview.
Ac system inspection and tune up:
Upon Ac inspection and service of the 16 year old system I tested temperature drop, relative humidity, air flow, motor and fan, compressor, capacitor, contactor, evaporator and condensing coils, refrigerant levels, and general system operation. The system is in very good operating condition. All working parts are working well within manufacturers specifications as is the refrigerant levels. The system does not have a compressor saver hard start kit to lengthen the life of the compressor.
After going over my findings, Margaret and Don decided to have the compressor saver hard start kit installed. I installed the device and tested. Everything is working well at this time.

Today I came to the Calgary Chinese Evangelical Free Church to evaluate the hydronic heating system as it seems to not be working, upon inspection I found the pumps were running but the boiler was not. I reset the limit switch and adjusted it from 170 to 210 degrees and tested the system through 3 heating cycles with no errors. I found the temperature controller can over shoot on temperature by 10+ degrees once one of the 2 pumps shuts off. I adjusted the the operator to 160 degrees to offset the temperature overshot.

Today I came to Susan’s Auburn Bay home to perform the annual Family plan ac system tune up and inspection. Susan has purchased a new thermostat and has it installed on the wall but needs help connecting it to her phone and to wifi. I quickly helped her get the thermostat connected.

Client called us out today due to one of the two hot water tanks is still leaking. The first hot water tank is leaking heavier than before tech had a look at the dielectric unions that were recently replaced. The seals appear fine and not leaking tech found water was seeping in between the hot water tank connection nipples, causing it to leak down the side of the hot water tank and into the burner chamber Tech tried to clean and tighten these connections leak persisted, tech removed hot water tank and installed new hot water tank under warranty tested new tank no leaks found tech quoted to replace pressure reducing valve. Client approved. We will return later this week to install new valve. Client thank us for coming out. Tank has been replaced under warranty.

Today I came to Dean and Leanne’s Sienna Hills home because the ac system is not working properly, and Dean would like the furnace tuned up. Dean has explained that the ac system was feeding up. He let it thaw and it is working now but having a very hard time cooling the home properly. Dean also said the furnace filter gets stuck in the filter rack and that the furnace has not been inspected in approximately 5 years. We decided to do a furnace and ac system inspection and tune up.

Upon tune up and inspection of the 33 year old system I tested and adjusted the gas valve, burners, gas pressure and temperature rise. Pulled and cleaned the flame sensor. Tested ignition system, blower motor and assembly, heat exchanger, humidifier, static pressures, tested and tightened all electrical connections, all safety switches and control board. Today I came to Braylon’s Forest Lawn home because she needs a new furnace. Braylon has shown me the original furnace from 1959 that works but is not safe to operate. When the system fires up flames shoot out of the furnace and is causing melting and soot. Braylon has not been using the furnace and has been using electric unit heaters. Upon inspection of the home I have determined it will require a 60000 btu furnace to properly heat. A condensate removal pump will also be required as there is no floor drain in the mechanical room. The water heater is 13 years old, past its life expectancy, has a seized isolation valve, and shows advanced signs of ware.

Client called about hot water tank leaking. Tech went out found the hot water tank had burst. Tech made a few options. Client went with new 40 gallon hot water tank. Tech removed old tank and installed new tank with new shut off and humidifier shut off. New dielectric unions. Adjusted water lines, gas line and venting. Filled tank and purge the air. Tested for leaks no leaks found. Water pressure is 50 psi.

Today I came to Jeff and Tara’s New Brighton home to evaluate the central air conditioning system for repair. Jeff has explained that the ac system has not been working properly this year and wants it repaired. Becuase the system does tune on and run, we decided to perform an ac tune.
Upon Ac inspection and service of the 18 year old system I tested temperature drop, relative humidity, air flow, motor and fan, compressor, capacitor, contactor, evaporator and condensing coils, refrigerant levels, and general system operation. The system is in poor condition. The furnace is rusted out from the ac system freezing and leaking last year. The furnace blower motor is leaking oil indicating impending failure. The outdoor ac system runs but there is no more refrigerant in it indicating a leak. Unfortunately r22 refrigerant is no longer made nor available. Client called about AC making a loud banging noise. Tech went out. Client had a recording of the noise. AC currently sounds normal to listen to the recording potentially sounds like a contactor control board or possibly thermostat issue. Tech would have to perform a diagnostic to try and determine which of the three if not potentially an external component, causing the issue. Tech quoted to perform diagnostic client declined for now as a system appears to be working normally if it happens again client will call us back.
