Tech came out today to perform annual AC inspection. Tech tested torque booster limits, amperage on both compressor and out door fan motor, tested air flow and refrigerant levels. Inspected electrical components for corrosion.
Tech found the condenser valve cores are leaking slowly which has caused the system to be low on refrigerant. This can happen usually by accidentally leaving the core in the valves when brazing the line set to the condenser or not waiting long enough for the metal to cool before putting them back in. Tech has informed client. They will discuss and call us back

Tech came out to perform boiler maintenance inspection. Tech tested glycol levels, pump amperage, cleaned condensate trap, checked for error codes,Tested exhaust motors, tested gas pressure, check air separated, check cross connection
Client commented that they noticed that they don’t have good pressure when running multiple fixtures. Tech found there was a flow restriction coming into the house when the bath tub would run there was a 40 psi pressure drop. tech concluded the pressure reducing valve the the flow control coming off the meter was restricting the flow coming into the house. Tech quoted to replace the pressure reducing valve and client asked use to remove the flow controller as well. Tech removed old components and installed new ones tested for leaks and flow much better. Now with several fixtures running there is only a 10-15 psi pressure drop throughout the house. Tech will try this for a bit and then go from there. Client thanked us for coming out

Today I came to Murielle and Paul’s North Mount Pleasant home to perform the annual boiler system inspection. Murielle has explained that this past winter the basement under slab heating has been too hot even with the thermostats off.

Upon inspection and maintenance of the 3 year old system I tested and adjusted the boiler, heat exchanger, ignition and flame rectification systems, venting and gas lines. Checked all pumps, piping and controls. Check air elimination devices and expansion system. Tested glycol levels, hydronic feeder, and general system operation. The heating system is in very good condition. The under slab loops are getting to hot because the upstairs pumps are somehow forcing hot water downstairs even when the downstairs zones aren’t calling for heat. A zone valve must be installed on the under slab loop to prevent heating when not being called for.

Today I came to Will’s South Calgary home to perform the annual family plan furnace tune up and inspection on the 2, 14 year old furnaces.
Main floor and basement:
Upon tune up and inspection of the 14 year old system I tested and adjusted the gas valve, burners, gas pressure and temperature rise. Pulled and cleaned the flame sensor. Tested ignition system, inducing motor and assembly, blower motor and assembly, heat exchanger, humidifier, static pressures, tested and tightened all electrical connections, all safety switches and control board. Furnace is in fair condition. The inducing motor is over amperage indicating impending failure. This is typically caused by the secondary heat exchanger starting to plug up and rust which is very common on this furnace model. As the heat exchanger gets worse, it causes the inducing motor to fail and is often misdiagnosed as simply a bad inducing motor. The flame sensor, igniter, gas valve, safety switches and control board, are all working well

Today I came to Susan’s Auburn Bay home to perform the annual ac system inspection. Susan has explained that the ac system doesn’t seem to be coming on all the time. Upon inspection I can see that is the case and the thermostat is asking for cooling but the outdoors system is not coming on. The outdoor ac system has an ambient air temperature switch that will stop the system from running when it is below 12 degrees Celsius. That explains why the ac has been working intermittently today. Susan has also ordered a new ecobee thermostat she would like installed when it arrives. She would like us to return when the system will run and when she has the ecobee thermostat. Susan will call us back when she is ready.

Today I came to James’s Prestwick home because the water heater started leaking this morning. Upon inspection I found the tank is burst and must be replace. The tank had an 8 year parts and labour warranty. Scheduled to return Monday may 12 2025 for warranty tank replacement.

Today I came to Kathy and David’s Valley Ridge home because the ac system stopped working this year. David has explained that the system worked great last year but wont turn on this year. Clearview was supposed to do the annual inspection last year but it was missed so I am treating today’s call like the maintenance call and inspection and there is no charge for the inspection. Upon inspection I found the 19 year old system is shut off on low pressure. I put my gauges on the system and found there was no refrigerant left in the system. A leak search will be required to find the location of the leak after which repair options can be presented. David and Kathy will discuss the options overnight and will let is know how they choose to proceed.

Today I came to Steve’s Deer Ridge home to evaluate the sanitary sewer for repair or replacement. Steve has explained that the front driveway has started to sink in 1 section. He hired a contractor to jack up the driveway but the contractor recommended the sewer line be inspected before hand to ensure there sewer or water line are not the cause of the problem. Steve had another company perform a camera inspection and they found a pipe belly and pipe separation. Upon camera inspection today I found the home uses abs sanitary sewer piping. The line is in excellent condition up until approximately 40 feet from the basement clean out where the camera goes under water. There should be no standing water in a sanitary sewer. The water continues to approximately 46 feet at which point the pipe transitions to a pvc pipe (city stub). The connection between the abs and pvc looks sound. It is slightly askew which is common when dissimilar pipes are connected with a fernco (rubber fitting). We can

Today I came to Kathleen and Denny’s Sage Hill home because they would like to get a central air conditioning system installed. The home was built in 2013 and is 1381 square feet. It will require a 2.5 ton ac system to properly cool the home.
Scheduled to return to install the new ac system. A firm install date will be confirmed once parts are acquired. 50% paid today with the remainder due at time of job completion. 25% restocking fee should the job be cancelled.

Today I came to Gord’s Douglasdale home because the under slab heating system has not been working properly for a few weeks now. Upon inspection of the 2 pump, single zone system I found it appears that both pumps are running but there is only hot water on the tank side of the heat exchanger and not the system side. This could be the system pump or a plugged heat exchanger. Gord would like a quote to replace both however I can not determine which parts have foiled for sure without performing a system diagnostic.
Today, may 9 2025, I returned to install the new platted heat exchanger. After removing the existing heat exchanger I found it is a specialized heat exchanger and the new one will not fit. A different heat exchanger will be required, or, all the attachments will need to be replaced. I also found out the slab check valve has failed and must be replaced. The expansion tank is water logged and must be replaced.

Today I came to Kevin’s Braeside home to perform a tune up on the ac system. Kevin has explained that the system seems louder than it used to and it takes longer to cool the home.
Ac system tune up:
Upon Ac inspection and service of the 24 year old system, I tested temperature drop, relative humidity, air flow, motor and fan, compressor, capacitor, contactor, evaporator and condensing coils, refrigerant levels, and general system operation. The system uses r22 refrigerant which is no longer made nor available. The temperature drop is very high at almost 25 degrees. This can cause the indoor coil to freeze. This is caused by 3 factors. The outdoor fan is leaking oil and not moving enough air across the outdoor coil. There is a restriction in the refrigerant, and the refrigerant is slightly low. Unfortunately there is nothing that can be done aside from replacing the system, or attempting the repairs with a different refrigerant which has a low success rate.

Today we got a call from Ashley and her mom Sheila about the second floor furnace running its fan constantly. I called Ashley and she explained that the fan will not shut off and really does not want to spend any money on the system which is 100% understandable. I offered to call her husband Alex who was at home at at the time to see if I could walk him through some tests to see if we could get the fan to stop running. Alex and I over the phone were able to find the fan switch and tune it off but the results were the same and the fan continued to run. I then called Ashely and explained that if the fan doesn’t tune off we will have to perform a system diagnostic to determine the cause of the problem and Ashley agreed. Upon diagnostics I found the fan switch was not event connected to the furnace control board. I tested the thermostat controls, safety switches, control board and blower motor. Today I visited violet at her Forest lawn home because there is a smelly vent in a bedroom. She had a duct cleaning company attempt to clean it but the stuck on debris remains. The only thing I can do is replace the vent. Violet was told we would not need to remove drywall when she booked and the drywall is new in that area in the basement. I recommend she search for a company with duct brushes to attempt to remove the stuck debris. She will call around and let us know if they are not successful and if we have to replace the vent. Because she was told we would be able to clean this for sure, and we can not, I have waived the travel fee for today. In the future, should we need to return, the travel fee will be required.

The first tech never should have installed the frost free tap as it could not be installed properly. I feel the cost was not necessary. if he would have been honest he could have saved us hundreds of dollars.
