Today I came to Steven’s Chinnok park home to evaluate the sanitary sewer after a back up. Upon camera inspection I found the internal cast iron piping system is in relatively good condition. Once the pipe passes the home footing it transitions to a no corrode (tar&paper piping system). This system is broken with multiple holes, hills, and breaks. The camera can not pass the 44 foot mark as the pipe is partially collapsed. Because the sewer runs under the addition on the house a trench less pipe burst must be performed to remove all the no corrode piping.

Today I came to Kayla and Kyle’s Windsor Park home because they need to replace the aged air conditioning system. Kayla has explained that the compressor went last year and it was replaced. Since then the furnace was replaced and the ac still doesn’t seem to keep up when it’s hot out. The existing system uses r22 refrigerant which is no longer used nor available. The home will require a 3 ton ac system to properly cool. I have given several quotes to Kayla so she can go over them with Kyle when he is available.

Tech found the AC was a bit low on refrigerant tech suspected it wasn’t fully charged during original install last year. Tech added a few ounces of refrigerant to the system. Readings are much better now take informed clients that should the readings below again next year we may have to perform a leak search to determine where the leak is. Client thanked us for coming out.

Today I visited 32 Wentwillow Lane Sw Calgary because all 3 central air conditioning systems are to be replaced. Last year there was a large hail storm that caused damage to the units. At the time, the insurance company gave approval to replace 1 unit and attempt the repair of the other 2. Because the systems use r22 refrigerant, it was deemed necessary to replace all 3 systems. R22 refrigerant is no longer made nor available as its production was banned in 2020. The 21 year old systems are damaged, obsolete, past their left expectancy and any repairs done on them are deemed “attempted” due to the refrigerant being unavailable. New systems use r410a refrigerant or r32 refrigerant. The existing 21 years old units were less efficient at approximately 12 seer (seasonal energy efficiency ratio). The minimum allowable seer rating in Calgary now is 14 seer. I have sized the new systems as they are currently sized with the same cooling capacity as that does not change. I have submitted multip

Today I came to Dana’s Monterey Park home to perform the annual at system inspection.
Family plan ac system inspection:
Upon Ac inspection and service of the 10 year old system I tested temperature drop, relative humidity, air flow, motor and fan, compressor, capacitor, contactor, evaporator and condensing coils, refrigerant levels, and general system operation. All components are working well within manufacturers specifications. The refrigerant levels however are low. This means there is a leak in the system somewhere. The capacitor is fully functional but is starting to rust indicating impending failure. The high side service valve is leaking refrigerant.
Today, August 7 2025, I returned to replace the service valve cores and capacitor. I also installed a compressor saver hard start kit, recharged the refrigerant, and added a sealant. The system is working well at this time.

Tech found the condenser valve cores are partly melted causing them to be very difficult to connect gauges on them properly which causes refrigerant to leak out. Tech informed client and quoted to replace the valve cores. Client approved tech removed valve cores and installed new cores. Tested system working well.

Today I came to Covenant Christian Reformed Church to replace the blower motor on the office furnace. In October last year the furnaces were tuned up. The motor replacement was a recommendation at that time and Andy has decided to get it done. Because it is a larger motor, I went to the supplier for a new motor and capacitor. I removed the old fan housing and found the motor is seized in the fan. With sone additional force, I removed the old motor. I installed the new motor and capacitor and tested the system. Everything is working well now.

Today I cane to Trevor’s Braeside home becuase his water heater started leaking last Friday. The primary tank stopped working a year ago and Trevor bypassed it. Today the secondary tank is leaking and needs to be replaced. There is a working water softener in the home and the water pressure is good at 72 psi.
Tech returned August 6. To remove two existing 40 gallon, hot atmospheric hot water tanks and install a single 50 gallon atmospheric hot water tank.
Tech removed the old hot water tanks and capped off one of the vents for the previous second hot water tank tech then installed new tank adjusted venting adjusted gas line installed a new gas shut off tech then adjusted waterlines installed two new dielectric unions one on the hot and cold tech installed new hot water tank shut off as well as a new humidifier shut off with supply line Tech tested hot water tank fired up without issues. Water pressure at this time is sitting 65 to 70 psi

Today I came to Maryna’s Sage hill quote becuase she is getting quotes to install a new basement bathroom. There is currently rough in drainage plumbing for the bathtub, toilet, and sink however they are in the wrong location for Maryna’s plan. Maryna does not have equipment picked out yet and needs to solidify the layout. Once she has picked out equipment and pains for locations, she will email the information to the office so I can review them and quote accordingly.

Today I came to Ivy’s Rocky Ridge home to evaluate the mechanical system for a sump pit upgrade. Ivy has explained that when there is heavy rain, she notices moisture in the basement. She is concerned that she does not have a sump pit and pump and would like a quote to install one. Upon inspection of the basement I can see the corner of the basement has swollen baseboards which is most likely caused by ground water infiltration. The best location for a new sump pit ad pump is in the mechanical room to the right of the under slab heating system and the discharge line should be pumped to the side wall of the home and directed towards the front of the home. While looking at the mechanical room I found the axiom hydronic feeder has a failed pressure gauge. I tested the system and it does work however the pressure gauge has failed. I recommended the axiom feeder be replaced. I also found the water heater that services the domestic hot water and the hydronic under slab heating is 13 years so

Client called us back about furnace fan is always running. Tech went out spoke with the client’s husband on the phone and explained thermostats are set to fan on which is telling the furnace to circulate the air last time we were out tech switched them to fan auto so that they wouldn’t continuously circulate tech re-quoted diagnostic fee to check thermostats. Client approved tech found both thermostats were set the fan on which will circulate air. However, if it’s not switched back to fan auto then the fan will continue to run regardless tech also went through all the settings found no discrepancies or anything that would cause the fan to come on tech explain to the client‘s wife how the thermostat to work that if it’s set to auto what that means is, the fan will be off until there is a call for either heating or cooling currently the thermostat is set to heating and the set point is 17°C. Tech explained the fan will not come on until the home reaches lower than 17°C unless told otherw

Today I came to Ryan’s Aspen Woods home becuase the water heater stopped working. The tank was installed by Clearview 4 years ago and is still under warranty. Upon inspection of the system I could see there was a low thermopile reading. I removed, cleaned, and reinstalled the thermopile and tested the system. The tank is fired up and running now. Should the problem return, a new thermopile will be required. Ryan is not a member with Clearview. This would have been found if we were doing the yearly service.

Tech return today to install new compressor in Goodman AC system tech pumped down and drained refrigerant out of the AC system tech then removed old compressor when tech went to install the new compressor tech found that the compressor is incorrect that this is not the right compressor being that it’s the weekend. We’ll have to wait till Monday to order the right compressor and then schedule our return.
Tech returned with correct compressor and installed new compressor adjusted suction and liquid lines. Tech braised AC lines and pressure tested up to 350 psi tech then purge nitrogen from the system and vacuumed the system down to 150 µm tech then added refrigerant and tested system. System appears to be working well at this time.

Tech returned August 5 to install new pipe protection system, tech, isolated water to the home and drain the system. Tech then cut copper pipe on main waterline past the water metre and installed new pressure reducing valve and then Tee off just above the pressure reducing valve and installed portable water expansion tank. Tech turned water back on and tested for leaks. No leaks found tech purged all the air out of the system and tested water pressure in the home. Water pressure is good now sitting between 65 and 70 psi tech double checked for any leaks no leaks found at this time. Client thanked us for coming out.

Today I visited with Tim at his West Hillhurst rental property to evaluate the sanitary sewer after multiple back ups. Last week I visited with Tim and attempted a camera inspection from the laundry standpipe but the camera could not pass 10 feet and we could not see the cause of the problem. I gave Tim quotes to clear the line but he called someone else and they cleared it. Today upon camera inspection I found the drain line is collapsed at the location I marked on my last visit. The line must be excavated, replaced, and then further inspected with a camera to verify there are no additional problems. Tim will go over the repair with his wife.

Today I came to Astor and Rodrigo’s Mahogany home to perform a furnace tune up. Astor explained that the furnace was making a weird noise and Rodrigo wants it tuned up because it has not been done since they moved in 2 years ago.
Furnace tune up and inspection:
Upon tune up and inspection of the 11 year old system I tested and adjusted the gas valve, burners, gas pressure and temperature rise. Pulled and cleaned the flame sensor. Tested ignition system, inducing motor and assembly, blower motor and assembly, heat exchanger, humidifier, static pressures, tested and tightened all electrical connections, all safety switches and control board. The furnace is in good condition. The igniter, flame sensor, gas valve, safety switches, control board, and blower motor, are all working well within manufacturers specifications. The inducing motor is over amperage indicating impending failure. The duct cleaning was done 2 years ago and is due to be done again.

Tech came out to perform heating maintenance inspection. Tech tested the heating system: checked gas pressure, temperature, exhaust fan amperage test, blower motor amperage test, flame rectification sensor test, exhaust fan vacuum test and a combustion analysis. Furnace is in great working order.
Client had concerns with a loud squealing noise in the mechanical room tech found a water alarm sensor was wearing out. Tech found its battery was starting to die, causing the squealing noise. Tech removed the sensor and stopped the squealing.
No sign of any water leaks in around the area. However, the sensor probes were highly corroded.
Tech noted the ducks are very dirty and should be cleaned as well as the hot water tank is nearing eight years old. The average life for a hot water tank is about 8 to 10 years. Tech informed client client client to proceed with work today and thanked us for coming out.

Arrived onsite as clients having issues with leaking shower valve (pfister 30 years)
Explained the issue with brand and attempting to try and repair a 30 year old shower valve so I’ve provided replacement options as well as protective equipment for home due to poly b piping and visible calcification on water fixtures
Client decided on new shower valve with access behind in closet cut out existing shower valve and replacement. New delta shower valve hook up waterlines and test for leak. No leaks present.

Today I came to Sandy’s Woodbine home to perform the annual plumbing family plan inspection. Sandy has also explained that the kitchen faucet stopped working. Upon inspection of the kitchen faucet I can see that it was a touch faucet but the batteries and electrical connections have been removed. The cartridge was replaced by Douglas and the problem remains. The only other part that can stop the flow is the disconnected touch feature that is still connected to the water supply. I quickly removed the clips and removed the touch feature and the faucet works again. I tested all the remainder of the plumbing system. I tighten the main floor lav drain as it was leaking. Should it leak again, a new tail piece will be required. The rest of the system is good however Sandy would like to have the 2 toilet isolation valves replaced due to age. I have supplied a quote to sandy for the valve replacements and she may have Doug perform the work.

Today I came to Noels Deer Run home because the water heater stopped working this morning. Upon inspection of the 8 year old system I found the high limit switch has failed and will not reset. This can be from over heating but is usually a bad switch on this particular unit. There is a working water softener in the home. The main water supply valve has a broken handle and Noel would like it replaced.
Scheduled to return once we have parts available. 50% paid today with the remainder due at time of job completion. 25% restocking fee should the job.

Today I visited 311 Panetella Grove to evaluate Gail damage to the condensing section of the central air conditioning system. Upon inspection of the 12 year old system I found very minimal damage inflicted on the unit. I could find only 1 or 2 fins that were bent and 1 dent in the exterior casing. I have submitted quotes for repairs and replacement.

Today I came to Carlo’s Nolan hill home because the main floor and basement ac system stopped working. Upon visual inspection of both the units I found the capacitor is failed on one and rusted on the other. The second floor ac also has a motor leaking oil. After discussing the options with Carlo, he decided to gave both capacitors replaced. I went to the supplier to get the correct parts for these units. I returned and replaced the parts and tested the systems. Both are running and discharging hot air now. Both coils are very dirty and could be the cause of the failed capacitor. Carlo will clean the coils himself.

Heinz was on time and pleasant to deal with. Much as I felt I couldn't afford to replace the furnace now, in the summer, he helped me see that with US tariffs on steel it would end up costing me more if I waited. The work is not yet completed but with the several years' history I have with Clearview, I expect it to be well done and working appropriately. On his two first visits, he arrived exactly on time! A sometimes difficult feat in Calgary!
