Client called us back due to faucet is still leaking. Tech went out confirmed. The it appears that the hot shut off valve is leaking tech informed client but also noted the kitchen faucet is dripping slightly as well as the supply lines. Seals appear to be heavily worn tech informed client and quoted to replace the faucet which would include the shut off as well. Client approved work. We will return next Tuesday.

Calling called us out due to a leak under his kitchen sink tech went out confirmed there is a leak on the hot line that tee off to the dishwasher tech quoted to cut out tee and put a new pex tee. Client approved work tech removed damaged fitting and installed new one tested for leaks. No leaks found water pressure in the home is normal sending out at 60 to 65 psi. Calling thank us for coming out one year warranty on fitting.

Client called about two issues one the main floor washroom sink is leaking and the second floor en suite shower is slow to drain. Tech went out for the main floor washroom sink tech found the faucet is dripping underneath, causing it to leak not to sink itself quoted to replace the faucet. Then I had to look at the en suite shower drain and found that it is clogged with hair and other debris tech quoted to auger shower drain client approved work tech is ordered parts and will perform work once everything arrives for both the faucet and the auger 50% deposit taken. Client thanked us for coming out today.

Today I came to the West Hillhurst Community Association to evaluate the sanitary sewer after multiple back ups. Susan has explained that the 77 year old building has been experiencing sewer back ups for multiple years now. The line has been augured multiple times and most recently it was hydro jet cleaned. However, the hydro jet cleaning was not successful and the company that performed the cleaning be,Ives the line is collapsed.
Upon camera inspection from the maintenance room clean out I found that directly after the abs piping the line turns to cast iron piping. Because of excessive auguring, a large whole has developed in the pipe that the camera can not pass. This internal hole must be excavated and replaced after which additional camera diagnostics can be done.

Tech came out to perform boiler maintenance inspection. Tech tested glycol levels, pump amperage, cleaned condensate trap, checked for error codes,Tested exhaust motors, tested gas pressure, check air separated, check cross connection. Boiler and heating panel working well at this time. System is only 1 year old.

Tech performed heating inspection on both systems main floor and second floor. Tech found both systems ignition is starting to fail. This is typical wear and tear as the furnace is 14 years old on both and has never been replaced.

Today I came to Surinders sw Calgary home becuase the hydronic heating system is not heating the indirect water tank. Upon visual inspection I could see the system is over pressurized at 40 psi and is draining off the pressure relief valve of boiler. We looked at the main domestic water meter and found it is turning indicating we are using water when there is no water being used in the house. This means there is a leak in the coil of the indirect tank causing the water in the hydronic system to over pressure. The tank must be replaced before the rest of the system can be tested. Surinders son and surinder will discuss the options. Surinders son explained that the Clearview office stated there was no travel fee for today.

Today I came to Cynthias’s McKenzie Lake home because she want to install a new garage unit heater before winter. Upon inspection I can see the gas meter is just outside the garage and can accommodate a new gas line for the unit heater. The new unit heater will require stainless steel sidewall venting, new gas line, and thermostat control. Cynthia is happy with my visit today and will discuss the project with James when he is present.

Today I came to Greg’s Woodbine home to evaluate the sanitary sewer. Greg has explained that 4 years ago the main sanitary sewer backed up. The city of calgary cleared the line and there has been no issues since then. Greg is concerned that there may be problems lurking in the sewer and would like the line inspected to find any problems that may cause the line to back up in the future.
Upon camera inspection I found the internal and external abs piping is in good condition. At 19 feet from the cleanout (mid back yard) there is a very minor pipe belly that is holding less than a 1/2” of sewage. This is not a concern. At this point the pipe transitions to a white pvc piping system. This system has no errors until just past the property line at approximately 31 and 32 feet where there is a broken pipe allowing root intrusions. At 41 feet in the alley, there is a major pipe misalignment allowing an extreme root intrusion. The city of calgary is responsible to repair or replace the damaged

Client called about shut off to drain the outside hose bibs is leaking and not working properly. Tech went out confirmed shut off for the outside hose bibs is not working correctly and is leaking tech quoted to replace the shut off. Client approved tech cut out to old valve and installed new valve with a drain tested for leaks no leaks found water pressure in the home is 60 psi which is normal. Today I cane to Gerry’s Brentwood home to perform the annual furnace tune up and inspection. Gerry takes great care of the system and wants a tune up before winter.
Furnace tune up and inspection:
Upon tune up and inspection of the 11 year old system I tested and adjusted the gas valve, burners, gas pressure and temperature rise. Pulled and cleaned the flame sensor. Tested ignition system, inducing motor and assembly, blower motor and assembly, heat exchanger, humidifier, static pressures, tested and tightened all electrical connections, all safety switches and control board. The furnace is in good condition. All components are working well within manufacturers specifications. The furnace filter is still good and should be replaced by mid October or very early November. The humidifier pad is still good and does not need to be replaced at this time. The water heater is also 11 years old, out of warranty, and at its life expectancy. Today I come to Allison home to check the sump pump in the mechanical room,After the Diagnostic the sump pump is about 10 years old and is not working,Needs to be replaced,I presented the options for the new replacement to Mr Eric,Allison husband and he approved the option #1 new sump pump and new drain line (1 years warranty).Job to do Remove old sump pump from the sump pump pit ,supply and install new sump pump,Supply and install new sump pump drain line,Clean the sump pit by removing debris in the bottom of the pit.Reset back the sump pump pit cover,Connect the drain line and electrical,Sump pump is draining and working at this time.Remove old material from the job site.Customer is happy and satisfied with today’s service.

Client called about tankless making a slight noise. Tech went out confirmed the pump is cackling slightly when it shuts down. No water softener installed. Last flush was done almost 2 years ago. System is 4 years old. Tech quoted to flush the tankless client approved work. Tech flushed system for 60 min and clean all intake air filter, and water filters. Tested for leaks no leaks found. Pump still cackles slightly. Tech informed client to keep up with the flushes to prevent the system from building up sediment inside.

Today I came to Slade’s Glengarry home because there has been an intermittent sewer smell for the past few years. As the home is up for sale, a solution must be found to stop the smell. Upon inspection of the 13 year old home I found the sewage ejection pit and pump are directly in front of the furnace. This is not an ideal location for a waste removal system. Slade has explained that another plumber replaced the sewage ejection pump was replaced 4-6 months ago and the smell remains. Upon inspection of the sewage ejection pit I found it is not sealed around the concrete floor and not sealed around the top access panel. My educated guess is that when the furnace runs for heating, cooling, or just fan function, the sewer gas can escape from pit and get sucked in to the return air of the furnace and distributed throughout the home. The pit must be properly sealed and treated with an enzyme to remove the organic material and smell. Should that not fix the problem, further cleaning of the p

Today I came to Florencia and Ulysses’s Douglasdale home because the water heater started leaking from the bottom. Upon inspection of the 32 years old system I found the tank has burst and needs to be replaced. I also found the wtaer heater isolation valve no longer works and should be replaced. Today I came to Colin and Rodman’s Hillhurst home because there is a leak in the ceiling. Upon diagnostics I removed the section of ceiling and was able to determine the Poly B piping going to the main floor lavatory sink has a pin hole leak and must be replaced. The poly b piping should be replaced throughout the home. The homes water pressure is very high at 95 psi. Plumbing code dictates that any water pressure meeting or exceeding 80 psi is deemed damaging to the plumbing system, especially poly b piping. There is no water softener, no pipe protection system, and the water heater is 9 year old and at its life expectancy.
After going over the options with Rodman, he called and discussed the issues with Colin. Together they decided to have the leaking pipe replaced and a pipe protection

Today I visited Pal Distributor INC to evaluate 2 ceiling mounted unit heaters for replacement. Jordan has explained that another company found the manifolds and heat exchangers in the 2 units have cracked and they must be replaced. Upon inspection of the 2 units I found the larger of the 2 is 270000 btus. Looking at the space that both units serve, replacing them both with 250000 btus units will meet the heating needs. I have submitted a quote for Jordan to review.
