No doubt John is definitely an experienced technician, but he provided me misleading info about my furnace secondary heat exchanger was not cracked but was rusty. He quoted over $5200 to replace the h.e where he should know that this parts is under warranty by carrier dealership up to 20 years old furnace because there was a recall and lawsuit over some defective model built 2002-2011
Not necessarily to be the first owner of the house or the equipment. He also offered few very expensive option to sell a new furnace. Wish the company and the technician will keep updated and provide accurate info to the client.

Tech found the humidifier pad was badly calcified and leaking onto the floor tech informed client and quoted to replace humidifier pad. Client approved. Tech removed old calcified humidifier pad and installed new one tested humidifier working well no more leaks

Today I came to Alisha and Simon’s New Brighton home to perform a furnace service before winter.
Furnace service:
Upon tune up and inspection of the 22 year old system I tested and adjusted the gas valve, burners, gas pressure and temperature rise. Pulled and cleaned the flame sensor. Tested ignition system, inducing motor and assembly, blower motor and assembly, heat exchanger, humidifier, static pressures, tested and tightened all electrical connections, all safety switches and control board. The furnace is in poor condition. The inducing motor is over amperage, over heating, and has bearing ware indicating impending failure. The igniter, flame sensor, gas valve, safety switches, and control board, are all working well within manufacturers specifications. The blower motor is leaking oil indicating impending failure. Client declined plumbing planned service for today as they recently had everything replaced. Water pressure in the home is good at 60 psi. Tech made a note that the main water shut off plastic union nut is seeping very very slowly. This is below the main water shut off. Tech informed and showed the client.

Today I came to Marc’s Cranston home becuase his 11 year old boiler stopped working. Marc has explained that he has never had an issue with the system before however everyone else on the block has already had to replace their similar system.
Upon inspection of the unit I found it was giving error code e12 indicating ignition failure. I reset the system and found it fired right up but makes a loud noise. After some time the systems started to sputter out and ignition had to continue over and over. This can be attributed to a failing ignition and flame rectification system. Upon further inspection of the system I found the heat exchanger is leaking causing the interior components of the system to rust. Because the condition of the system I recommend replacement.

Tech returned November 17th to replace sump pump and open sewage lift pit and clean it out. Tech also return to install new expansion tank and check valve as per municipal code for the water softener. Tech shut off water to the home and install new expansion tank and check valve. Tech turned water back on and tested for leaks. No leaks found at this time.

Today I came to Lloyd’s home to perform the annual furnace system service on all 3 of his furnaces. Lloyd has explained that last week the main floor furnace stopped working. He cleaned the flame sensor and the system started working again. I decided to start on the main floor furnace as it was the one with problems. Upon inspection of the main floor furnace I found it was not working and exhibiting error code 7. Becuase the second floor furnace had already started up, I started there.

Today I came to Joe’s Sherwood home becuase the furnace has not been working properly. Joe explained that recently the flame roll out switch had been tripping on the furnace. He thought the duct work and furnace filter were the cause of the problem. Joe had the filter replaced and the duct work cleaned but the problem persisted. Joes believes the furnace just needs sone maintenance to get it up and running. I explained to Joe that the roll out switches trip for a specific reason and in this model of furnace the reason is usually a failed secondary heat exchanger. Joe still wanted the tune up performed.

Text return today under warranty tech found the cold water line for tank number one was leaking at the dielectric union very very slowly. This is caused the dielectric union to rust on the outside a bit checked the seal seal looks good tech tighten dielectric union and found that it was actually considerably loose, tech watched for any further leaks no leaks found at this time. Today I came to Lyle’s Temple rental property because the city is dictating that there be a sewage backflow / backwater valve in the basement for a legal suite. Upon visual inspection I found the is a backflow / backwater valve on the basement bathroom group. Plumbing code dictates a that a back flow / backwater valve must be installed on the basement group or the main line. The system meets current codes. Lyle will let us know if the city wants a main line backflow / backwater valve.

Today I came to Peter’s Glengarry home to evaluate the basement under slab heating system. Peter has explained that the axiom hydronic feeder will not hold water. He has to fill it up repeatedly and it empties in a matter of minutes. Upon inspection I found it was empty. I filled it up and it emptied in approximately 5 minutes. This means there is a leak in the system. As I can see no leaks above ground, the leak must be under the slab. Isolation valves must be added to the supply and return lines to find the leaking loop. Then you can choose to not use that loop, or perform further diagnostics. To determine where the leak is. Peter will discuss the repair with Marisa and will let us know how he chooses to proceed next week.

Client called us out today due to her boiler not firing. Tech went out confirmed Wells McLean 20+ year-old atmospheric boiler is not firing. Tech checked safety devices to ensure they were not locked out 24 V going through all of them. Tech informed client we would have to perform a diagnostic and quoted work. Client approved.
Technician tested the electrical control system, and found the flame rollout switch had shorted out. There doesn’t appear to be any burn marks on the flame road switch tech speculates. it shorted out when the boiler was
re-lighted if the power was still on.
Tech also noted there is a leak above the boiler, which is pooling inside the burner chamber. Tech bypassed the flame roll out switched to continue testing. The boiler boiler would fire up however, the glycol that is pulling inside the burner chamber would ignite, causing excess flame and heat from the boiler causing a dangerous situation is turned off the gas and power to the boiler until repairs can be com
