Today I came to Joan’s Capitol Hill home because she would the the outside air conditioning system cleaned off. Upon inspection I found the ac is quite dirty and needs to be cleaned. Joan does not want anything else except the cleaning as the unit has been working without any errors. I went over pricing with Joan ams she approved. I thouroighly cleaned the outside condensing unit and folded the ac cover on the back deck. The unit is now clean and Joan is happy. No warranty on unit operation.

Today I came to Dale’s Silverado home to perform the annual family plan furnace tune up and inspection. Last April, Clearview installed a water pressure reducing valve, water softener, and flushed the water heater. Family plan furnace tune up and inspection: Upon tune up and inspection of the 6 year old system I tested and adjusted the gas valve, burners, gas pressure and temperature rise. Pulled and cleaned the flame sensor. Tested ignition system, inducing motor and assembly, blower motor and assembly, heat exchanger, humidifier, static pressures, tested and tightened all electrical connections, all safety switches and control board. The furnace is in excellent condition. The duct work is due to be cleaned. There is currently no air purification system in place to take care of mold, bacteria, and viruses. Because the system has central air conditioning, the 5” furnace filter should be replaced every 6 months. The water softener is in good working condition however it was out of
Client called to get a quote to replace his hot water heating system tech went out. Client currently has a 50 gallon power vented tank. That’s approximately 20 years. Old system is currently functioning and not leaking. However, client has noticed that it struggles to fill an entire bath client is looking for a tankless endless hot water system. Gas piping is within 20 feet three-quarter inch 3 inch hole is already cord however it is EBS venting used for the tank? This will have to be upgraded to PVC as per code. Floor drain is right next to the tank take me a few options to either install a new tankless system or to install a new power vented tank. Client declined for now. Tech will follow up on Monday to see if client has any further questions.

Today I came to Neil’s Britannia home to perform the annual family plan ac tune up and inspection of the 2 ac systems. Last year Clearview performed a full home furnace and duct cleaning. Adjusted the refrigerant charge of the ac systems, installed new compressor saver hard start kits on the compressors, and installed new electrical disconnects on both ac systems. Main floor ac: Upon Ac inspection and service of the 7 year old system I tested temperature drop, relative humidity, air flow, motor and fan, compressor, capacitor, contactor, evaporator and condensing coils, refrigerant levels, and general system operation. The system is in excellent condition with no further work required at this time. There is no air purifier above the inside ac coil to kill germs, bacteria, mold, and viruses. Today, may 6 2025, I returned to wire the new humidifier control. I calibrated the pressure switch and wired the humidifier into fan function because the fan coil air handling unit does not pull enough pressure to prove the pressure switch properly. The humidifier will now run whenever the “fan” is being called for. Ultimately, this unit is designed to run the fan continuously 24/7. The heating and cooling will still operate while “fan” is on.

The first tech never should have installed the frost free tap as it could not be installed properly. I feel the cost was not necessary. if he would have been honest he could have saved us hundreds of dollars. Yamil was honest and straight forward not like first one that came last year.
