Today I came to Cameron’s South Calgary home to perform the annual family plan furnace service. Clearview installed the furnace in January 2024 and performed the furnace and duct cleaning shortly thereafter.
Furnace service:
Upon tune up and inspection of the almost 2 year old system I tested and adjusted the gas valve, burners, gas pressure and temperature rise. Pulled and cleaned the flame sensor. Tested ignition system, inducing motor and assembly, blower motor and assembly, heat exchanger, humidifier, static pressures, tested and tightened all electrical connections, all safety switches and control board. The furnace is in excellent condition. All components are working well within manufacturers specifications. Cameron had mentioned that he believes the furnace filters are the incorrect size. I checked the filters he purchased and found they are correct. The filter rack is universal and built to also accommodate electronic filters if required. A 20x25x4 filter works very well. Y

Today I came to Trevor and Tanya’s Fairview home becuase the furnace is not working properly. Trevor explained that a friend of his in hvac replaced the furnace 3 weeks ago and it has not been working right since then. Trevor says the furnace works but never reaches temperature on the thermostat. He replaced the thermostat and the problem remained.
Upon diagnostic of the single stage 80000 btu builder grave furnace w I found it was installed incorrectly and is over sized for the home. There was also no permit pulled with the city of Calgary as the inspection would have failed due to an over sized chimney. The furnace is 80000 btus when a 60000 BTU unit was required. This can cause over heating and short cycling. The gas pressure at the gas valve was never checked nor adjusted after installation. It was way too high causing the furnace to over heat. While the manual does state that 2” venting is allowed, 3” venting is preferred on anything 80000 btus and above especially with multiple

Today I came to Dilip’s Aspen woods home to perform the annual boiler system inspection. Clearview installed the ibc boiler on December 20 2024.
Upon inspection and maintenance of the 1 year old system I tested and adjusted the boiler, heat exchanger, ignition and flame rectification systems, venting and gas lines. Checked all pumps and zone valves, piping and controls. Check air elimination devices and expansion system. Tested glycol levels, hydronic feeder, and general system operation. The boiler itself is in excellent condition. The existing system to which it is connected is not. This system services 2 fan coil heating units, and indirect domestic hot water tank, and 4 zones of under slab heating. The basement hallway and bedroom under sob zones are working. The garage and pool zones are not. The pumps for those zones need to be replaced. The under slab system is full of air. This is caused by failed and shut odd air vents that need to be replaced to remove the air from the syst

Today I came to Sherri’s Millrise home becuase the main floor furnace is not working. Upon diagnostics I found the furnace was not getting a call for heat. I checked the thermostat and it was dead. We changed the batteries and there was still no call for heat. I removed the thermostat and connected the wires together bypassing the thermostat and the furnace fired up. The thermostat has failed and must be replaced. Once I got the furnace running, I decided to perform the annual family plan furnace tune up.

Today I came to Rob’s Fairview home becuase his furnace stopped working. Upon diagnostics I found the inducing motor starts then the main control board flashes an error code indicating a motor fault. I tested the pressure switches and cleared the tubing as 1 was plugged. I tested the inducing motor and it is pulling enough pressure to allow ignition. I checked the blower motor and blower motor control board and found it is the blower motor that is failing. Often the blower motor can cause damage to the control board when it fails. I was able to locate the parts but they are extremely expensive and can not be acquired until early next week.

Today I came to Milan’s Springbank Hill home because the boiler stopped working this morning. Milan found the pilot light was out and relit it. 30 minutes later the pilot was off again. Upon initial inspection of the 21 year old system, I found the pilot light was out. I relit and fired the system up. I watched it run for 5 cycles without error. A diagnostic will be required to determine the cause of the problem. Upon diagnostics I found the thermocouple is producing enough voltage to keep the pilot light lit however after testing through multiple more cycles it shut off again. This indicates a weaken gas valve that should be replaced. I inspected the heat exchanger and found it is very dirty and has multiple areas on the verge of cracking. The circulation pump is over amperage indicating advanced ware. The expansion tank, 1 air vent, and safety pressure relief valve were replaced last year and remain in good condition.

Today I came to Chris’s Roxboro home because the boiler is not working. On November 7 2025, the heat exchanger was cleaned, main circulation pump and air vents replaced. On November 25 the boiler stopped working. The technician found the condensate trap was plugged as a result of the cleaning. He cleaned the trap and the system worked until today. Upon inspection I found the boiler locked out on the gas pressure switch error code. This indicates a problem with either the venting, gas pressure switch, fan, or control board. On extensive investigation I found the gas pressure switch has failed and is stuck closed. I tried a new switch and the problem persisted. I took about the fan, gas valve, heat exchanger, and venting to look for flow restrictions of which I found none. Upon further testing I found the blower fan is not moving enough air through the system to allow ignition. This problem often results in damage to the control board as well. I was able to locate the fan in town but the

Today I came to Connie’s Canyon meadows home because her heating system is not working properly. Connie has explained that for years the thermostat has been turning on and off without her touching it. She believes there is something wrong with the thermostat. Upon inspection I found the thermostat has a pre programmed schedule in it that is turning the heat on and off at pre programmed times. We went through and set a custom schedule for Connie that appears to be working. We turned the thermostat up and the heating system fired right up. The thermostat is hard to push the buttons and I have recommended a replacement. Connie will call us if she wants a new thermostat or if the heating system stops working.

Today I came to Laray’s Cedarbrae home to evaluate the sanitary sewer after a back up. Upon camera inspection from the laundry room clean out, I found the internal abs piping system is in good condition. Once the pipe passes the homed footing it transitions to a no corrode (tar&paper) piping system. This system is in poor condition with partially collapsed sections, a 10 foot pipe belly / dip, and a broken / cracked section allowing extreme root intrusions to enter the pipe. Because the sewer line runs under the sun room and very close to the garage, full pipe collapse would be catastrophic and the removal of the sun room and sections of the garage would be required. Currently we can perform a trench less pipe burst of the sewer to replace it in its entirety without massive damage to the property. Laray will go over the options and let su know should she choose to get any work done this spring.

Client called about intermittent heat tech went out. WinTec arrived. Furnace was heating without issues. Tech offered to perform diagnostic client declined after hearing what has been happening from the client tech inspected thermostat. Thermostat appears to be working well tech temp. Check the temperature using a separate thermometer and both were reading the same temperature as the thermostat tech reset thermostat and inform client thermostat can be confused. If there is direct sunlight near the thermostat a heat register or electronics near the thermostat. At this time, tech does not see any issues or hear any issues with the furnace. Client declined diagnostic and asked for a quote for a wireless thermostat.

Today I came to Jordan and Glenda’s Pineridge home becuase the furnace stopped working. Glenda (Jordan’s mom) explained that they moved in yesterday and the furnace was not working. The building inspector had mentioned the thermostat should be replaced. Upon inspection I found the thermostat is a wireless system and there are no wires run up to the main floor. I also noticed that the batteries on the thermostat were dying. Glenda gave me some batteries and we put them in the thermostat. The furnace fired right up. I have recommended that the mechanical systems be inspected and tuned up and have offered the family plan maintenance program. Glenda will discuss the options with Jordan will return.

Today I came to Colleen’s Lakeview home because the furnace stopped working over the weekend. Atco came out and did the system has a drainage issue and the pressure switch is faulty. Upon inspection I can see Atco is partially correct. The system has water built up in it and the pressure switch won’t prove. Because the furnace was running, we decided to do a furnace tune up and service.

Today I came to Monart and Mary Jane’s Edgemont home because the main floor furnace stopped working yesterday. Upon diagnostics of the 20 year old system I found it is extremely poor condition. Both roll out safety switches were tripped. This is usually attributed to a failed heat exchanger. Once I reset the switches I found the system started running but was over heating the combustion chamber. The inducing motor is over amperage indicating impending failure. The condensate pan is leaking acidic condensate into the furnace. The heat exchangers have failed and the system is putting out extreme amount of carbon monoxide. The furnace is unsafe for use until repaired or replaced. I visually inspected the other furnace and found its condensate pan is also leaking and the combustion chamber is very rusted much like the main floor furnace.

Removed old unit, cut out old venting for both furnaces and ran 2” 636 for both. Placed new unit and made transitions. Hooked up
