Client called about AC making a loud banging noise. Tech went out. Client had a recording of the noise. AC currently sounds normal to listen to the recording potentially sounds like a contactor control board or possibly thermostat issue. Tech would have to perform a diagnostic to try and determine which of the three if not potentially an external component, causing the issue. Tech quoted to perform diagnostic client declined for now as a system appears to be working normally if it happens again client will call us back.

Today I came to Harlans Dalhousie condo because it is too hot. Upon inspection of the hydronic baseboard heating system I found the pneumatic thermostat is functioning but the pneumatic zone valve is not closing off all the way and the condo is very hot. The zone valve needs to be replaced. I found 2 isolation valves but 1 is seized and the other leaks when turned. Both isolation valves need to be replaced before the zone valve can be replaced. To replace the isolation valves, the building, or the 10th floor (if possible ) will need to be shut down and drained. This is the buildings responsibility. I have quoted for the isolation valve replacement today and will sent the info about the zone valve to my suppliers to find a replacement at which time I will provide a quote for its replacement.

Tech came out today to perform annual AC inspection. Tech tested torque booster limits, amperage on both compressor and out door fan motor, tested air flow and refrigerant levels. Inspected electrical components for corrosion.
Ac is working well no leaks on the refrigeration side. Tech did notice the air flow indoor is low. Once opening all the vents it increased but is still low. Tech found the return air for the home is too small. The filter rack should be larger to a 20” height and 25” length.
The current filter rack is 16”-25” the return air sizing was from the builder originally. Tech made a note of it and informed the client.
System is working well at this time.

Today I came to Heathers Evanston home becuase the central ac system is not working. Heather has explained that a relative installed the ac system 5 years ago and it has never worked. She continued to explain that the unit had the compressor replaced last summer and has been freezing ever since. Heather and I decided it best to perform a full system diagnostic. Upon diagnostics I found with the ac system running the temperature drop was only 8 degrees Fahrenheit when is should be a minimum of 20 or more. The system is also over sized for the home. The 1931 square foot home was built in 2012 and requires 3.21 tons of cooling to properly cool. Becuase it is an attached home and will have less temperature loss, a 3 ton ac is all that is required but they installed a 4 ton system. I tested the fan and compressor and they are working well within the manufacturers amperage specifications. The refrigerant however is another story. Client called us out due to hot water tanks are leaking. Tech went out hot water tanks are about a year and a half old. The cold inlet dielectric union is leaking from a bad solder joint as well as the hot dielectric union is leaking through a bad solder joint. It looks like it has been leaking for quite some time tech drained, both tanks partially and replaced both dielectric unions. Tech solder in new unions and then refilled tanks. Tested for leaks no leaks found client thank us for coming out.

Today I came to Sarah’s Hidden Creek home to perform the annual family plan ac system service and inspection.
Family plan ac service and inspection:
Upon Ac inspection and service of the 18 year old system I tested temperature drop, relative humidity, air flow, motor and fan, compressor, capacitor, contactor, evaporator and condensing coils, refrigerant levels, and general system operation. The system is in fair to poor condition. The temperature drop is very high indicting an air flow or refrigerant problem. Upon further inspection I found the system is low on refrigerant meaning there is a leak somewhere in the system. The capacitor is rusted on top indicating ware. The filter dryer is rusted out and could potentially leak. The fan motor has started to leak oil indicating advanced ware and impending failure.
Scheduled to return to replace the ac once parts are acquired. 50% paid today with the remainder due at time of job completion. 25% restocking fee should the job be cancelle

Client called about AC, not working tech went out and turned down the thermostat to see how the AC reacted. System fired up without issues. Tech informed client we would have to do a diagnostic to determine what happened at this moment. Everything sounds and appears to be working well to know why it stopped working. Tech came out to perform heating maintenance inspection. Tech tested the heating system: checked gas pressure, temperature, exhaust fan amperage test, blower motor amperage test, flame rectification sensor test, exhaust fan vacuum test and a combustion analysis. Furnace is in great working order.

Upon Ac inspection and service of the 10 year old system I tested temperature drop, relative humidity, air flow, motor and fan, compressor, capacitor, contactor, evaporator and condensing coils, refrigerant levels, and general system operation. The system is in good working condition. All parts are working well within manufacturers specifications and the refrigerant levels are good. The outside coil is very dirty and needs to be cleaned. Warren is happy with my visit today and will clean the coil himself.

Text found the outdoor condenser starting to get quite dirty as well as the torque booster is starting to wear out this is common. This is a wear and tear item. The torque booster tech would advise replacing it in order to ensure if efficient system.
Tech opened up a numerous vents airflow is a bit low on the second floor, possibly due to dirty vents or a dirty secondary heat exchanger only way to cure that is to clean the ducks tech is emailed quotes
Tech also noticed the second floor of a fan motor on the furnace is starting to warp cycling, causing a slight wobble. This hasn’t ruined any efficiency at this time, however can get progressively worse. The dirtier the fan gets.

Today I came to Joan’s University Heights home to perform the annual central air conditioning system tune up and inspection. Clearview has replaced the furnace, 1 of the water heaters, the thermostat, electronic air cleaner, air purifier, and the humidifier.

Upon Ac inspection and service of the 13 year old system I tested temperature drop, relative humidity, air flow, motor and fan, compressor, capacitor, contactor, evaporator and condensing coils, refrigerant levels, and general system operation. The contactor, fan, and compressor are all working well within manufacturers specifications. The capacitor is starting to rust indicating impending failure. The system is very low on refrigerant. This is caused by a leak somewhere in the system that must be fixed. The electronic air filter is plugged and needs to be replaced. This filter should be vacuumed every 1-3 months and replaced every year.

Today I came to Dana’s Harvest Hills home to evaluate the under slab heating system. Dana and George (Dana’s Dad) just had some questions about the system and its operation. Upon visual inspection I found the system is no longer legal and up to today’s codes. That being said, the independent tank feeding the slab heating was to code when the system was built. Both tanks, furnace, and ac have been replaced within the last year. We have gone over maintenance on the system and I tested water pressure in the home which is extremely high at 110 psi. The water softener is quite old and should be replaced for more efficient system.
Return today May 29/25 to complete the work needed,job to do Supply and install new PRV,supply and install new Expansion tank in the basement mechanical room,complete installation,After the new install the water pressure is at 70 psi.customer is happy and satisfied with today’s service.

Tech came out today due to clients AC no longer working tech went out. AC is approximately 10 years old same as the furnace roughly tech performed a diagnostic found the torque booster on the outdoor condenser has failed and has been failing for some time. This is put tremendous strain on the compressor .
Tech informed client and made a few options after discussion. Client decided to proceed with a new HVAC system which entailed new furnace, new AC and upgrading clients filter rack to accommodate a new electric air filter.
Tech wave diagnostic fee and temporarily god system functioning for now tech is unsure how long the temporary repair will last. Take advised clients limit AC use as much as possible until replacement can happen.
Parts are on order once they arrive. We will give the client a call to schedule our return 50% deposit taken. 25% restocking fee upon cancellation.

Today I came to Ken’s Springbank area home because the combination boiler stopped working again. The gas was hut off 3 days ago by atco and the boiler tried to run but could not because of a lack of gas supply. I reset the boiler and it fired up. Today I found the same error code. I checked the gas and it was good. I pulled the flame sensor and igniter and found them to be very dirty. This could be a result of shutting the gas off and changing the gas meter. I cleaned to flame sensor and igniter and the system fired right up without errors. I also noticed that ken is not a boiler family plan member. This is recommended to perform a boiler system service yearly to maintain the system.
